A relative is trying to sell his house, and has had many lookers, but no buyers....I know there are some

things with the house that need repaired, such repairs in the closets, and there are no closet doors..one upstairs bedroom is filled with toys...the real estate agent is not really giving the seller any real feedback from the lookers..any advice? I hate bringing up about the closets and the toy clutter, any advice or web sites the sellers can visit? They have an offer on a house they really want, but are going to lose the proerty if theirs isn't sold...

Dear Maggie,
Would your family member be willing to watch a program on television? There are some very good ones on this subject. One of them is called "sell this house"on A&E and the other is called "Real Estate Intervention",on HGTV Everything your relative needs to know is in these programs. If they don't have cable they are also available online.
I know it's hard to be direct about repair things and clutter. There are also books on the subject that will help.

I would go ahead and suggest to your relative that maybe they should walk out of their house and then walk back in as if they were a potential buyer. How would they feel about not having closet doors? When there is alot of clutter if makes the prospective buyer feel there is not enough storage space. Todays buyers do not want to do alot of work in a house right away. Suggest that they make the house look as spacious as possible and if they can afford to, add the closet doors.

I would push the selling agent for some feedback. Can they not pack up or clean up most of the toys? As far as the closets put a note in the listing offering a 100 or so in concessions for the closet doors. Better yet for approximately 500 they could offer a home warranty. That goes along way with buyers from the standpoint it puts their minds at ease on buying an older home. American Home Shield has a good program but, investigate for yourself whom you would use. They pay nothing up front and the money comes out at closing. Better yet once registered the home is covered even while it is for sale. So if something goes wrong before it is sold it is still covered.

where is it im looking to rent however im not in the country im in the UK has your relative ever thought of maybe renting the property i know that in THE UK that is big at the moment and it constantly keeps you on the property ladder if you do it right then you will also get an annum year profit which you can put towards as deposit for a mortgage on another property to rent then before you know you have built equity on both properties and can sell them for maybe double what you will get for them now if your property ladder is anything like ours but really tell them to think about it im only 19 and i own my own property i wasnt born into a rich family i just invested in the property ladder and im studying at university now and i dont need to worry about how im going to get tuition fees because i have a steady contracted income along with my student loans lol

If they really need to sell the house quickly, there are a few things they can do.

1. Try to declutter the house. When people visit the house and they the mess, it's an instant turn off.
2. Perhaps the seller can advertise the property on craigslist.org or any other sites or newspapers that will bring more visitors.
3. Hassle the agent to provide more feedback. The agent must follow up after every showing and provide feedback to the seller. It's their job.
4. Hire a professional stager. Stagers can do wonders to properties that don't sell.
5. You can always lower the price.
