Many of those sites have the data entered manually, so you are at the mercy of the people entering the data, some properties there might not even be available anymore. I have seem property that sold many months ago still listed as available on several sites.
Other sites feed directly from the MLS, and depending how ofter they are updated can provide more reliable data.
Your best bet is to talk with a Realtor who can set you up with updated searches that meet your criteria. Those will be updated daily, will have all the MLS information and pictures, and you will always have the most updated information. We can even set up email alerts to notify you as soon as a new property that meets your criteria gets listed.

Other sites that list homes have different pricing depending on the listing price reduction, the time that change in price occurred, when that independent site pulled and updated the data and also agents that loose the listing and then it's placed in the hands of the new listing agent who enters in a new price.
This is why I set up searches for people looking from MY mls search engine that not included new listings but pending sales and price changes. It keeps the data fresh and lets you know if something you were interested has an offer or a price reduction. Using this makes life so much easier for you.
Paul is correct in that the only accurate way to receive pricing information anymore in this market is to work with a realtor who can provide that to you.

I hear your question a lot and it's an easy answer.
All these different sites you visit are not the MLS database. The MLS database is where REALTORS list their properties for sale so that other REALTORS will know about it. The MLS database is the only source for accruate & complete property information.
These other sites usually always have inaccurate data or outdated information for 2 main reasons:
1- Listing agents use these other sites as advertisement, but because there are so many sites to advertise on, it is impossible to keep all of them updated.
2- These other sites attempt to "download" property information from the MLS, but they usually get it wrong & cannot keep up with all of the ~53,000 homes for sale.
The only way to get accurate & complete information is if you are a REALTOR or if you allow a REALTOR to assist you. Otherwise you will continue to browse these other sites & constantly get inaccurate and outdated information. I would encourage you to allow a particular type of REALTOR assist you ... one who specializes in assisting buyers. That person is called a Buyer's Agent & I am this type of REALTOR.
