Best advice to relocating seller

I am putting my house on the market next month because of a relocation. What is your best advice to help move it within the next few months? I am well aware of prices in the local area, and am pricing accordingly. I have done repairs already (painting, fix ups, etc.) I sold a house in 2005, so I know how to stage for best effect. Anything I should particularly keep in mind in this market?

It is funny how questions come in during a Sunday while I am at Open Hosues and I am late to answer. I have data that show some A2 areas showing an increase since last year so you may be just fine. I guess I need more input from you.
I am not going to read everyone elses replys so my reply may be redundant. Whatever you do do not let someone flatter you with how much your place in worth, try to understand the market and hit it!
Did you read the A2 News today? I have seen a steady increase in buyser traffic since early December.
Today I held a house Open that I listed on Tuesday last week (we have already received one offer that we have counter offered). It was my last Open House and we had 15 sets of people through it, there is a market for the right house for the right price. Two of them spoke of writing offers and another two are very interested.
The best advice is to price it right! There's an old phrase that sticks in my head 'a little less, a little more'. Price it right and get more, rather than the wrong price and dropping later.... Good luck!

Homes that sell in the first thirty days sell closest to asking price. Buyers want value, so 80% of successful marketing is price, the having your Realtor expose the features and aspects of your home that buyers value would be next.Any one can put a home in the MLS. You need a marketing expert who can look at your situation and tailor their marketing plan to your needs.

Jackie and Missy are correct. With them being from your immediate area I would listen to them. Historically if you want to sell something then price it aggressively. So if you have an agent giving you a market analysis go 2 to 3% under the market value. Also for your own peace of mind look closely into your relocation benefits and see what costs and timelines they have for the benefits. Some of those benefits have a expiration date. As far as your particular market stick with the agents in your area. Every region is different. Here in Greensboro, NC we have maintained steady growth and the homes here are going up in value at a steady rate not down. So every area is different I would ignore the hype in the media and concentrate on where you are.

Hi M Maynard, the homes selling in Ann Arbor first are those with the best price and the best condition. If you know what your house is worth, go visit some homes in your school district ( elementary ) and see how your compares. If you relo company is paying your fees to sell, price below everyone else and you will be fine.

"M", There are three things you should take into consideration in the sale of your home in today's market. First, your home's value has decreased since it's purchase in 2006. Second, lenders have changed their criteria - especially for loans above $417,000 which will limit your buyers. Lastly, online home valuation websites can cause buyers to submit lower offers based upon the estimated range of value for your home.

I suggest contacting your employer(s) and verifying the options and/or benefits provided and if you must work with a specific agent.

Based upon information available 1016 Sxxxx PL sold for $425,000, I would be prepared for everyone to use that property against the value of your home.

In this market all Buyers care about are price and condition. If you want to receive the bonus for selling your home yourself, under price everything in the neighborhood by about 3%. At the Bouma Group, of which I am exclusive buyer agent, my experience is that right now there are lots of buyers out there who are looking for a good value and will make an offer immediately if the value is there. There is no reason your home should languish on the market for more than 60 days if priced correctly to begin with. Price and marketing. Make sure your agent can get you the best exposure. Look at his or her internet marketing plan. Find out their experience in your neighborhood.
