Is it a good time to buy a house in Parkside village, Allen, TX?

There are two builders in Parkside Village Community, Grand Homes and First Texas Homes. First Texas is almost sold out and have just few houses left, though Grand has many available.
They have a small price differential.
Is it better to buy from Grand Homes or from First Texas homes, it is within the same community.
Also should we wait for some more time or is it a good time to buy?
Any idea how much should be price/Sq Ft. Will it be easier to resale few years down the line without taking a hit.

Having sold both new construction and pre-owned homes in Parkside Village, it has shown its ability hold market value over the years and also attract Buyers. It is a great community to buy in.

As far as the builders...there is a reason that First Texas is almost sold out...because they are competiting against one of the worst builders in the Metroplex...Grand Homes. This builder is always ranked at the bottom when it comes to quality and customer satisfaction. I would rather see you consider a pre-owned home in Parkside than a new Grand Home.

The right time to buy is a personal choice. Whatever time makes sense to you is the right time. No one can predict what the future holds for this market...all we know is what it is today. This is definitely a Buyers market and a smart Realtor will be able to negotiate a great deal for you not only in terms of the home you choose to buy but also the mortgage that goes along with it. Don't the the builder bully you into using their lender. A 3rd party lender may have better programs. Your Realtor will be able to help you with this.

As far as $/sqft...if $80 is reasonable, then your Realtor should negotiate it down to $75. What's the point of paying a "reasonable" $/sqft when this is not a reasonable market. This is where that smart Realtor I mentioned above can help you. Negotiating with builders is the same as negotiating with a pre-owned.

If you are going to stay in the home for a few years, anytime is a good time to buy. If this is a new subdivision and they have a few years left to build you should get some equity over the next few years. Plus, the writeoffs are great. If you need any help please email or call.

Now is a GREAT time to purchase a home. Parksidve Village is a wonderful neighborhood in the Allen school district. The location is wonderful and there is alot of growth in that area which is good.

With regards to the builders, I would say that both builders are fine. You will want to choose the floorplan that suits your families needs the best. (Personally, I like Grand Homes and feel they have a bit higher quality construction). Both builders are negotiable on their stated prices, so to get the best deal THE KEY IS TO HAVE A REALTOR REPRESENT YOU. There is no cost to you as a buyer to have a Realtor represent you (new construction or preowned home).

Regarding resale - you will want to stay in your home at least 3-5 years before considering moving again. Your first several years payments are almost all interest which does nothing for your home equity. However, if you do a 15 year mortgage instead of a 30 year mortgage, this will certainly be different.

As far as prices go in Parkside Village, I would say that $80-$85 per square foot is probably reasonable. There are a few preowned homes for sale (or that have pending sales) in the neighborhood right now, and you may consider looking into them as well for comparison purposes.

NEVER PURCHASE a home unless you have a realtor involved!

We receive more calls & emails from buyers who only stated wishing a realtor was involved there has been problems with the builders, or the buyer did not understand all the terms and conditions of the contract. A buyer can fall under the realtor e & o insurance if something should happen

Many instances builders offer incentive to the real estate community however they don't offer the same to a buyer not represented ... you don't know how to ask for those items

We offer a buyer rebate program earn $1000's back at closing

Between the 2 builders just depends on which house you like the most they are both good builders

NOW is a great time to buy when moving season hits more buyers are out prices increase vs. the slow time of the year prices tend to be less

You will need to be pre-approved for a home mortgage
