Buyers want value today - price and presentation. Not price alone.

How does it look online and in person? What does your property say to buyers?
- nice
- same as the others
- or , wow , we need to put an offer on this property - it looks like home.

Have you considered having a home staging consultation to finfd out what buyers think?

Not that it really matters BUT there was no "interfering with agency relationship" the listing actually expired off the MLS a few days back.

Part of this information is for you, part for the other posters.
As REALTORS we agree to abide by a code of ethics. Part of that code involves "interfering with agency relationships". The last post borders on "interferring".

So, Patty,l what they neans to you is you should ask your REALTOR the question you posted to us. For the third time this morning I will quickly go over the basics. They may not apply to your situation directly (different market, property, etc.) but they will give you some ideas.

1. What did your Realtor tell you they were going to do to market your home? What results were you told to expect/? What is the Realtor's plan if the expected resutsl to not materialize?

2. How long has your home been on the market? How many homes, like yours, have sold in the time yours has been on the market? If other homes, like yours, are selling, and yours is not, you have a problem.

3. The majority of the tiime (probably 90%) the buyer that sees your home and purchases it sees it with a Realtor. So your Realtor is truly marketing both to Realtors and buyers. No showings means they are showing homes other than yours. No offers probably means no showings also.

4. Homes will sell closest to asking during the first 30 days of market time. The longer a home sits, the greater the gap. In my market if they sell in less than a month they sell for 96.3% of asking price. After 120 days that drops to 93.2% of asking price.

NOW I see your 1st question!
Ok, part of the problem is that your competition-- all the other 3/2 townhomes for sale in Santa Barbara, Isles of Bayshore, etc-- are all much newer. So that answers part of your question "what are buyers looking for?" .. they are looking for value, and they are finding pre-foreclosure and even conventional sales at the same general price as yours, but 2005-2007 construction. No-brainer! Lets go for the newer unit.
