I have been looking at a property in Richmond 133 s33RD WHAT CAN YOU TELL ME ABOUT THIS AREA OF RICHMOND?

this home has been on the market 120 plus days and vacant for more than a year so i am a bit concerned as to why it has not been sold yet. It is on foreclosure. I AM A FRIST TIME HOMEBUYER.

Its what we refer to as an up and coming neighborhood. If you have the guts to go in there and think this is going to be a cake walk you have to realize that it is a completely sketchy area especially at night. Everything walks away if it isn't welded, and even then I would wonder. You can't leave anything outside or its gone.

But I would do a walk through for you for a fee and you could see the potential for the property in a long range plan, maybe thirty years. Its the neighborhood. There is basically no appeal if you ask me and we'd be completely starting again if it was possible to do that - but the refinery is belching out some pretty noxious stuff and I wouldn't advise living down wind of it. Check your wind angle first thing. I have a plot of the wind to check the refinery toxic gas cloud for you if you want to start there.

You have to have a way to live there securely and I don't know how to do that myself.

The reasons can be hard to pin point but in all likelihood tied to the decrease in home values over the past two years which has created a hard to bridge rift between the price expectations of sellers and buyers. In the case of a foreclosure it appears that some banks are unwilling to lower the price since they may hold multiple properties and would devalue other properties as well.

I think this particular area of Richmond has some problems such as higher crime rates and lower rated schools. The building also appears to be close to Amtrak. At the same time there are new developments in that area and housing prices will be significantly lower than elsewhere in the Bay Area.

The Richmond Police has an interactive crime map that might help you assess the crime rate.
