Why have all the previous owners sold after only 3 years? What's the problem?

My wife and I are interested in this property but uneasy about the high turn-over rate.

Many people in this current market are selling their home after the 3rd year because of a possible ARM (Adjustable Rate Mortgage) interest rate they may have received when they purchased the home.
