I homeschool my kids and would find it difficult to show our house with school work and pets everywhere!

Would a house that is lease/purchase help us move out of our house, so it can look good to sell and our school disruptions would be eliminated?

I don,t think lease/purchase is the answer. You would have to put down a substantial down payment plus contribute monthly to an escrow fund. this would be in addition to the carrying costs you already have on your present home. lease purchase is a good option for someone with credit issues who can afford hefty monthly payments. Also I find that most owners are extremely reluctant to rent to anyone with pets. They are not only concerned with possible damge,but also with liability issues.

Hi there,

I have had home schooling sellers in the past. What we did was ask for all showings to be made after 1 PM. You don't want to cut out your buyers, but at the same time you've got to keep sane. Home schooling is difficult in the first place, so you want to keep your schedule as normal as possible so you can keep the kids on track. My previous home schooling family worked on school work from 8:00 AM-1:00 PM during the week. So, my secretary set up all showings after 1:00 PM on the week days. Most showings occur in the evenings and on the weekends since that is when most people are off of work to view properties.

I have had a ton of sellers that have had pets. If they are not loud pets, you can put them in the garage and put a note on the door that there are cats or whatever in the garage and not to let them in the house. Most people do not mind cats even if they are in the house. If you have louder pets such as dogs, you can just take them for a walk in the neighborhood during the half hour or one hour showing.

One thing that I do want to stress is that there are buyers out there that do not want a house that has a pet smell. The best thing you can do is to rid yourself of any pet odors and put up their food and things in the garage during showings.

To make yours a successful sale, I would do the following:

1) Price correctly. This will significantly decrease your time on the market and your stress. A home that is priced correctly in the beginning will likely sell for more. Your highest and best offers come in at the beginning of the listing period.

2) De-clutter, de-personalize, stage. You want the buyer to be able to walk in and imagine themselves living in your home. Your pictures, your extra furniture, etc will make the buyers feel that they are walking through your home. They will not imagine it as their own and if there is too much furniture they won't appreciate the size of your home and it will be instantly off their list. Staging can be very inexpensive. It's all about taking away everything in a room that is not needed. Once you do that, focus on what that room should be used for. If it is a living room, it needs to be sophisticated and comfortable to appeal to the most buyers...a couch, end table, etc is what is needed in that room...the rest of the things (shoes, umbrellas, books, game systems, etc) are cluttering up your space. If you are not already neutral in decor, now is a great time to start. Neutral paint does wonders to make a space feel bigger and really helps buyers imagine themselves in your home since they don't have to paint over bright red, navy blue, etc walls.

I listed a house 2 weeks ago and my sellers did the things I mentioned above. They received and accepted a full price offer asking only for $4,700 in closing costs this weekend.

Hi Jennifer,

Most buyers probably just left a home or apt. in a living condition like yours so don't be afraid, they are in the same boat as you are.
They are not there to buy your kids or pets so relax and live.
The only word of caution I must give is about aggressive animals. Don't let them scare away a good or great buyer. Instead put them away.

I'm sure after reading Adelina's comments you are more reassured about showing your home. I have worked with several homeschool families in listing their homes and it always works out. There will be times when Buyers want to see your home at the most inopportune time and you have to decide whether or not it meets your schedule. I've had day sleepers who can only show their home during the daytime on the weekends or after 5:30 weekdays and families who have other needs like naptime, etc. Sometimes you just have to say no, that time won't work for us. In the case of out-of-town Buyers, it is often in the Seller's best interest to give the agent showing the home a day and time frame in which you could change your schedule to accomodate the Buyers. As you know, there is not always much advance planning in showing your home and sometimes you just have to make the decision that works for you.

With regards to pets, the best option is to have them out of the home during the showing. I suggest to crate them if they aren't loud or agressive or put them in the garage if you don't have the first option. As Adelina suggested, make sure that your home doesn't smell like your pets. Your veterinarian can recommend options to rid your home of a smell if you do have one.

Jennifer, as a mom of 4, I understand the difficulties of showing your home and living in it with kids and all of the things they need. Make sure your agent works in an office that has an excellent office staff. Our office keeps the showing instructions on file, so when an agent calls in to schedule a showing of your home, he/she is advised of them. It is very important to accomodate our Sellers, but we must also make the showing times easy for the Buyers. You make the rules. We can just advise. Leasing another home can be expensive, and that may make things more difficult. I always do a walk through with my Sellers and advise on staging, but still allowing the family to live in the home without making them uncomfortable. I hope this helps! Good luck!

It may require a little more effort on your part but, as pointer out by my colleagues, showings can be scheduled around your required family time. Showings can happen at any time but the majority of people are looking a property evenings and during the weekend.

This would appear to fit your schedule.

I like when the seller's are home when I view it with a Buyer . You know more about the home then the Agent

That shouldn't be a problem in selling your home. Showings on your home can be worked around your home schooling schedule. There are many times when someone is selling their home and we need to work around certain issues. I recently had a seller who work nights and came home to go to sleep at 8:00 am each morning. We just didn't have any showings until after 4:00 during the week and weekends where not an issue for them. You would just have to determine up front what times wouldn't be good for you. Most showings of homes typically happen after 4:00 pm during the week and on the weekends. Good Luck

SUGGESTION: You can request no showing during certain times of day, high traffic would be over weekends than during a business or schoo day.

Adjust your lifestyle work around showings perhaps No showing prior to 9 am no showing after 6 pm.

You want your home convenient for showings majority of day, at times we have buyers who can only look once that is it, you could miss out on a potential buyer.

Pets can be placed outside or in garage place a note on door where pets are located.

Most showings dont take but a few minutes step outside take a short walk return to home when agent leaves.
