Hi Don,

Another agent had this property for 72 days on the market with no success. The agent that had it for the recent 29 day listing ending March 3rd was marketing the property at the same price as the previous agent. With 101 days on the market total, I'd look for a price reduction of about $100k.

Hello Don,

This property is not currently actively listed on the MLS. The property appears to have gone through a couple of different listing agents. The property was listed 11/19/2008 and was cancelled. The property was then relisted on 2/2/2009 and was cancelled. The property was also listed 9/6/2007 and the listing was cancelled this time as well.

Based on tax records it appears that there was potentially a divorce or monies distributed to family members.. The property was purchased on 5/1/2002 for $850,000. Since that time it appears that the property may have been refinanced a few times.

The property was listed for $1,395,000 on 2/2/2009 and the listing was cancelled.
The property was listed for $1,395,000 on 11/19/2008 and was reduced to $1,349,000
The property was origionally listed for $1,595,000 on 9/6/2007 and was reduced to 1,395,000

Based on the listing history and the tax record information it indicates that the current owner is willing to sell, but for a particular price.

That property was taken off the market on March 3, 2009 after being marketed for 29 days at $1,349,000. At the moment, I don't know if the sellers are considering a price reduction. I should note that a fairly common strategy when marketing a property that requires a price reduction is to remove it from the MLS for 30 days, reduce the price, and re-introduce the property as a "new" listing. Less than 30 days, and the MLS will not report it as "new," merely as "price reduced." Whether that particular strategy is effective is a matter of personal opinion.
