I've had no activity trying to sell my house fsbo should I just rent it out again?

Hi Kim,

In our market right now it's definitely a buyers market. We have a large number of homes on the market and the buyers are being very selective. The keys here is visibility, price and patience. You need to market your home in as many ways as possible to make your home visible to as many potential buyers as possible. Then the price must be right. Buyers typically search for homes by price. If you're home is priced too high for what they perceive your home to be worth, they will walk on by. Finally the patience to wait for the buyers to come.

A couple of questions if I may,
1) How did you arrive at your asking price?
2) What avenues are you using to market your home? (Sign, Newspapers, fliers, Internet, etc.)
3) How long have you been trying to sell?
4) How would you describe the home's condition? It's curb appeal?
5) Would you buy your home for what you're asking?

Before giving up on selling, you may want to discuss it with a Realtor and get their opinion. I suggest talking to at least three. That would give you better information with which to make your decision.

As far as renting goes, the decision will be easier with good information to base it on...

What are you doing as far as marketing is concerned? Is the price right? are you offering a commission to buy'ers agent? No activity likely means no/little advertising or overpriced. Could be other reasons but the above two are most likely.

First, should your house have colored paint on the walls in any rooms reconsider and change the color? Please no colored walls in the kitchen. Colored walls especially bright and loud colors in a home are a big turn off to me.

A person needs their own creative view on how they’d like to see the home. With different colors they get lost. I like visualization from a basic view.

Colors to recommend for walls are:

• Off White, Antique White, Glossy Pearl White, and so on in the white family
• Soft yellow only on one wall and or in one room
• Cream, Beige, or Tan only on one wall or in one room / Good in Den room

Second, should your house have black or dark counter tops reconsider and change it. The kitchen and bathrooms counter tops should be in the light color family. The counter tops can also match for both the kitchen and bathrooms. This is for the person own visualization.

Colors to recommend for counter tops are:

• White, Beige, Tan, and so on in the light color family
• Gray, Marble with silver and gray swirl
• Marble with brown and light tan swirl

Third, should all your rooms in your home have carpet in them reconsider and change up? The bed rooms should only have carpet. The living room, family room, and den can have tile, light color brown wood floors, and for expense consider aluminum floors. Aluminum has a variety to choose from such the wood look, stone, and traditional. Stay in the light color family. This is for the person own visualization.

Colors to recommend for flooring are:

• Tile stay in light color white, grey and silver swirl , or tan and brown swirl
• Wood stay on light to medium brown
• Aluminum can be the same light colors for both the tile and the wood

Lastly, from a Christian point of view, we remind GOD of his holy word. In the King James Bible, the book John 14:14 Jesus said, “If ye shall ask anything in my name I’ll do it.” Now take God by his word, remind Him and believe.

You can say a little prayer like this:

God, you said if I ask anything in your name you will do it.
I ask you God in Jesus name to bless my house to be sold.
Let is be your will God that I sell this house within 40 days.
Thank you God in Jesus Christ name for selling my house you blessed me with.

FSBO is successful about 25% Or put another way; 3 out of 4 FSBO"S don't sell.
Of those that are successful, the average sales price is typically 15% below the market.
That's why I am always puzzled by the FSBO... the time it takes, the lack of results, the bargain hunters, the most dangerous legal exposure you'll ever (2nd only to driving) Quit being so cheap and hire profesional help... Or not; rent for awhile, watch the tenants trash your house while this flat market stays flat. Spend thousands curing the damage the tenants have stuck you with and sell next year for 2% less.

Some questions to consider: Why are you selling? Are you buying up? Is there any tax questions? rates are up next year on Capitol gains so don't be penny wise and pound foolish.

FSBO's are tough..sometimes they go really well other times they won't. If you can get enough rent to cover your payments and can afford to carry another place it may not be a bad idea to rent in this market.

However, if this scares you or you really want to just sell it...talk to some local realtors. See what they think you could get for the place and what type of support they may be able to give you in selling it. Often times you will see much more exposure and response by listing with a realtor who properly markets your home.

Don't get discouraged with the lack of response...it may just be something small that needs to be done. Stick at it and talk to a local expert for advice!

Hi Kim,
Your home will need maximum exposure on the internet to sell...and if it is tucked away from main roads then having signs is required for the local population to find out about it but you must pay attention to city/county/town ordinances because there are fines if you place signs in areas not allowed.
