The Lenox Condos - Union City - 2br - Manhattan View

Lenox Condos - supposedly no building can be built in Union City over 6flrs, true/false?

Also, what does everyone think of this building. I've seen 2brs with Manhattan View for $350k, completely upgraded and beautiful.

Thoughts?

Hey Andy Craig, I live in the Lenox; going on 14 years. There's many seniors and disabled that are protected and can't be asked to moved. Believe it or not, there are professionals living here. We have lawyers, bank officials, Broadway song writers, TV script writers, etc. Decent tenants... We're trying to keep our home. Construction has stopped and we don't know why. The building mgmt has so many secrets. My apt is going for $330K, maintenance is $450, taxes are $650. My monthly payout would be $1100 and that doesn't include the $2400 a month mortgage payment. I predict in 5 years, many of the owners will be forced to sell or go into foreclosure. When mgmt say, "50% sold" it's based on what they had for sale roughly 75 units out of 300. Many of the tenants have very poor conditions which the building will not repair because, the rumor is, they will increase their rent if any renovations are done. Some people have cabinets that are falling off their hinges when next door there's a brand new "renovated" condo for sale.

If you can afford the cost of these condos, maintenance and taxes, it's worth buying. In my opinion, for the cost you can get brand new construction. The Manhattan view is great, but I have the sunset, west view which is great. I have many years of beautiful photography. I will miss this place and my dear neighbors once I move.

Good luck with your search. The commute into NYC is awesome. I find it quicker then living in Queens. My friends find the commute from NY to NJ easy and cheap.

I was there for the "March Madness" promotion they were having. All in all there were some good deals(as much as 10% off for West facing units). It was close to transportation and the East facing views were very impressive..

I just bought a 1 bedroom 767 sq. ft condo on the 11th floor with full manhattan views for a steal. The appraisal company had appraised over $11,000 from when I bought it in the beginning of this year.

Obviously, this isn't the greatest place to raise a family but it is perfect for the young professional that work in NYC and are looking for a great real estate investment. Hoboken is literally within walking distance, your a mile away from Washington St. in Hoboken, and might I add, one of the nicest streets around NYC, you are 15-30min. door to door for commuting in the morning.

In 4 to 5 years, this place will appreciate over time..GAURANTEED!.... And the area is not so bad, it is just like any of the boroughs around Manhattan, believe me I know, I looked everywhere.

Me and my girlfriend will be moving in a month and we are counting the days!

Move to the Lenox with the thugs. That place won't appreciate at all with the horrible transportation and the gangsters all over the building. Look at the guys behind the desk and tell me the building is safe. Good luck with that.

My wife & I have been looking in hoboken, weehawken, west new york and edgewater and we where completely priced out!!!!!! I purchased a 1 br w/ full NYC views at half the price of other units that we have seen in the bordering towns. You just cant beat the prices at the lenox. Its a place where I have a killer view of Manhattan and the buses & shuttle buses are in front of the building to NYC. I tested a shutlle bus from the building & I was in midtown in a little over 15minutes.

P.S. Avoid purchasing co-ops ..................they are the worst, not to mention the poor return on your money when you go and sell them.

Go to the Doric. My wife and I just bought there and it is GREAT....For some reason it get a bad rep...But let me tell you, you are not going to get a better apartent in union city and they are constantly renovating. New lobby and elevators. It has a gym,deli,atm,dry cleaner and laundy room in the building. They also have plenty of dog walkers and cleaning ladies to choose from.. It's proximaty to public transportation and to hoboken makes this place a no brainer...You should seriously check it out on Sundays, every real estate agent is having open houses so you get to see a lot of different apartments.

I noticed sub-standard paint prep and cheap hardware being sold as high end. It's not classy at all. The surroundings of the building are frightening at night. Have you ever thought of walking through the park at night? Well......Let's just say I wouldn't suggest it.

Cheap renovation...what did you notice? When i was walking the building both outside and inside seemed like they were doing a good job on the renovation...didn't notice any corners being cut. Room renovations seemed to be pretty high quality.

I agree though, definitely a buyer's mkt especially with values expected to slide until 2010. Prices seemed high for the place, if they lowered I was thinking about it.

Any recommendations on other locations? I'm looking for a 2bd $300k-$400k

Cheap renovation with a plumbing problem building. Can't buy parking spots, they are only for rent. Too much price per square foot. Not to mention it's a buyers market!!! You name the price ;-)
