won't be going back anytime soon, so we are considering selling. How is the market now? Since we are out of state, it's hard for me to get a feel for how sales are going.

Besides pricing your property well, it is fundamental to have it showing like a model to the prospective buyer's eyes (Clean, and ready to move-in).

IMHO you need some accurate and statistical data interpreted by someone who knows the local market, your property, and can communicate clearly.

No disrepect intended, however you need more than can be relayed in a few lines on Trulia. I encourage you to discuss your needs with a Realtor and have them provide you with a market analysis. I have clients in your situation and I am surprised at what their relatives tell them versus the market data that a professional can provide.

Most Realtors will be happy to provide this at no cost or obligation.

Hello Linda,

You have received some great advice already and I would just add that your home will have to be very competitive to sell. Price is critical, and if the condition is not good, lower the price. I can not stress enough that PRICE is key to selling in this market.

If you are not prepared to price the home to sell, simply put, you will be wasting your time. Buyers are looking and just waiting for the right house to come on the market. Perhaps it will be yours.

We agree with Maril;yn.....the market is active BUT only those homes that are priced right will catch the eye of today's buyer. The inventory is large and potential buyers know they can be selective.

To sell, you must price it low by getting comparables from a real estate agent to know what recent sales are in the neighborhood. If you prefer, you can rent out the property for a year and then see how the market is to sell. If you want me to help, I'll be happy to do the comps and to list your home and do my best to sell it. Have just recently sold 2 listings of mine, and today I am writing a contract on a 3rd listing. Right now sales are HOT but again, the price has to be realistic, and somewhat above what you expect to sell the house for, as it is rare to see a sale that goes for the list price in this market.
