Besides pricing your property well, it is fundamental to have it showing like a model to the prospective buyer's eyes (Clean, and ready to move-in).

IMHO you need some accurate and statistical data interpreted by someone who knows the local market, your property, and can communicate clearly.
No disrepect intended, however you need more than can be relayed in a few lines on Trulia. I encourage you to discuss your needs with a Realtor and have them provide you with a market analysis. I have clients in your situation and I am surprised at what their relatives tell them versus the market data that a professional can provide.
Most Realtors will be happy to provide this at no cost or obligation.
You have received some great advice already and I would just add that your home will have to be very competitive to sell. Price is critical, and if the condition is not good, lower the price. I can not stress enough that PRICE is key to selling in this market.
If you are not prepared to price the home to sell, simply put, you will be wasting your time. Buyers are looking and just waiting for the right house to come on the market. Perhaps it will be yours.
