He brought up the short sale because we have only been in the home for one year so we really don't have any equity and with the market being so crappy in Michigan.. At least that is what i'm guessing..
Then he said he is going out of town and said he'd understand if we went to another agent, didn't even suggest anyone with his office.. Weird...
I did find an agent i have been talking with and she has answered all of my questions and has been great just within the last few hours!!
On behalf of all of us good agents, I apologize. I need to know why he mentioned doing a short sale. Are you behind in payments and are facing foreclosure because that is what a short sale is. Even if that is the case he should have helped you along and figured out what you need to do together.
Find a new agent that is willing to help you and if you need help finding one let me know and I will research your area and find someone for you. Just a quick note on the appraisal, it may not appraise for the same this year as the last year so you may want to do a pre-listing appraisal or just have your agent pull the comps for the neighborhood, price accordingly and worry about the appraisal when you get a buyer. The appraisal will be the buyers responsibilty but more and more sellers seem to be doing it in the beginning, It's a Negotiating Strategy. The other reason clients do a pre-listing appraisal is if there are no recent comps to pull in the neighborhood, It helps price the home more effectively in the beginning.
It's your choice either way and a good agent will help you make these kind of decision.
