why does it seem like buying land cost as much as buying a whole house on land in 92504, 92506, and 92508?

any good suggestions on negotiating down a good piece of land in any of these areas?

We appraise vacant land in this area and are seeing some owners sell their houses and hold the land for the future. It will change when enough have lost the houses in the next year or so.

"They aint' buildin' any more land" as the quote goes and good parcels are still rare. Those that are hanging on to them know that construction costs are down and, if they have a great parcel, know that there is still a market...however small. The best advice I can give is to wait and watch. I have a client from Dubai that has one of the best parcels in the area....he does not care if it sells, or not. Most are in similar situations. It is finding the ones that are hanging on by the skin of their teeth to watch for. They are rare but.....they are out there. Those of us looking are watching them closely and, have clients ready to pounce.
