We are considering selling our home. Who pays what fees - buyer - seller ?

Here are a few web pages that outline the fees that buyers and sellers typically pay. It is best to have your title company or attorney prepare a net sheet- this will be specific to your transaction.

Some costs are negotiable, some are required by law.

Isn't part of your consultation prior to listing to review the seller's estimate of net proceeds? I'd ask for one if you do not yet have it.

Herb, it looks like your house already is on the market. Ask your Realtor® for an estimate of what the cost will be to you if you follow the 'traditional' closing cost charges for Flagler County. I'm quite sure they would be happy to assist you. :)

Closing costs are negotiable but the typical closing costs for a seller in Flagler County are:
Broker's commission
Transfer taxes
Documentary Stamps on the Deed
Title insurance
Property taxes (prorated)
If the buyer is doing a VA loan there may be additional fees to the seller.
And of course your mortgage payoff. You will be reimbursed escrows you have with your mortgage company or reimbursed funds from your homeowners insurance if you have no mortgage.
