Realtors: Do you arrive before your client for a showing?

What is the "norm" for showings? Do you arrive early to unlock the door, turn on the lights, preview the home before your client arrives to make sure that everything is OK or do you typically just arrive at the same time? Just curious what the norm is...

There is not a "norm". If you are showing one house than you may be able to show up early and do these things. However, usually a buyers agent is going to be arriving with the client because they are looking at more than one home and the client is with them.

That is why it is important as a seller to make sure your landscaping, curb appeal, front door, are all in pristine condition. The buyers will be standing there looking around while the agent gets the key out of the lockbox. I always make sure that I educate my sellers on this.

As a listing agent, a successful listing agent, there is no way I could be at every listing before it was shown everytime to unlock the door and turn on lights. That is why we have lockboxes All I would be doing is driving around town everyday turning on lights. As a seller, I would not want to work with a listing agent if they had time to do this. You agent should be working for you in many other ways. There may be exceptions to this, but not generally speaking.

if a buyer's agent, then I arrive WITH the buyer, and turn on lights as we go.

If I'm the listing agent, yes I arrive early and turn on the lights, and make sure there's nothing remarkably out of place in the home.

I guess phrasing it as "the norm" was not the right way to word it, maybe more of "your norm". I was just curious what other realtors do, and what their normal routine was. My realtor is always 10 to 20 minutes late. And, a couple of my friends say their realtors actually arrive a little early to turn on lights, etc. to make sure all is well. I just wanted to get an overall average consensus to get a good idea of what we should expect. Thanks for the responses!

I don't meet buyers at houses, I meet them at my office and we go together. I ask the homeowner to turn on the lights if I am the listing agent, or I turn them on as I go. There is no norm.
