Most of the properties selling are foreclosures or short sales, the common thread is that they can be reduced in price till they sell. In your case, I'd list your house for slightly below market so you are priced for buyers from the start.
The primary factor in getting a home sold is price. But that is followed closely by location and condition. Your price should reflect the location and condition of your home. If it is located in a bad neighborhood, the price may not matter much. And the price should reflect the condition of the home. If it needs repairs or upgrades, it should be priced accordingly. Sales are beginning to pick up slightly. But the main issue for many buyers right now is confidence in the economy. We have many buyers just waiting to see if the economy is going to straighten out, whether they will have a job in six months and whether they can get a mortgage. If you have a decent home in a decent area and are willing to price it to market values, then it should sell in a reasonable amount of time. The price must be realistic.
