The college is just a few miles away, and you have town parks, as well as, large county parks nearby, which are graced by the Ramapo River and Ramapo Mountain Forest with wonderful hiking trails and beauty. Ramsey has a very charming village, Oakland has a small village that the town is hoping to develop further and enhance, and Mahwah has no central village, but has many conveniences and shopping areas. Major shopping is within minutes and major thoroughfares make the area very accessible for a short commute. The schools rank very high. Mahwah and Ramsey have train stations, not far from the college. Oakland is 15 minutes away from a station and has express bus service directly to the city, daily. In each of these towns you could purchase a small colonial, split- level, or bi-level home of 3-4 bedrooms with a garage on a .25 acre with taxes between $5,000 - 8,000. per year. I have 2 listings in Radburn right now, and live in Glen Rock. I love downtown Ridgewood being so close!
I think the best towns would be Glen Rock, & Ridgewood because it gives you the train and schools, but I don't see how it's much closer to Ramapo. You could go up as far as Ramsey - and take a decent route to Ramapo - that's a great school system, and has the train.
Allendale - A+ schools, again - I would do a mapquest to see how long of a drive it is. Is your wife a teacher or a student?

As far as the towns go, it depends on what your preferences are; do you prefer more country-like, or the kind that you could walk to stores; Ramsey, Ridgewood, Allendale all have train stations in town, walking distance to stores, etc. Upper Saddle River is more suburban (you have to drive about 10 minutes to everything); I used to live in Fair Lawn, and now live in USR; I love it here, but my teenage son is complaining because we have no sidewalks:) He usually goes to other towns to hang out with his friends. The first step is to isolate the towns to look in. I have come up with the following list: Glen Rock, Ho-Ho-Kus, Mahwah, Midland Park, Oakland, Paramus, Ramsey, Ridgewood, Waldwick, and Westwood. These towns all provide good schools, easy access to rail lines, and a generally high quality of life that you are looking for.
