so should i call a realtor in new york for a market analysis or talk to a realtor the state i am living in

It is best to speak to a realtor local to the property involved. Whether you are buying or selling, a local agent will serve you best.

New York is very big, it is best if you look for a local agent in the specific area you are buying / selling. I work in Brooklyn NY and have very limited access to Queens, Manhattan or Bronx, just as an example. Also if you are moving to one of the boroughs, you might want to look for a broker in the specific area of that borough. Evangeline...you received two accurate answers. You need to contact an agent in the state you are buying to help you in that state. When you sell a home you want a local realtor to provide you with a market analysis. I would always recommend that you interview agents until you find the right agent for you...asking for a referral to a great agent from a great agent you trust locally is also a great way to help narrow down to the right agents to interview.

The reason that an agent from lets say California cannot help you in New York is because the agent is most likely not licensed in New York (each state has to license an individual to conduct real estate) and because each MLS is state specific the out of state agent would not have access to an MLS they do not belong to. Some states have more than one. Websites that pull from our MLS's such as Realtor.com are pulling from all the individual MLS's to form one large database of information. We as agents do not have access to all of the pertinent information needed for a market analysis without having access to the MLS and local tax records.

There are some great agents on Trulia that I am sure could provide you with a great referral and there are probably some agents on here from NY. Happy agent interviewing:)

Hi Evangeline, if you are going to buy in New York, you want to use an agent in that local area to assist you in buying. They will know the specific comps and issues of local cities and towns in much more detail than an agent in another state. If there is an agent in your area who has impressed you with their knowledge and professionalism - it is perfectly acceptable to call that agent and ask if they can refer you to some one in New York in the area you have in mind. I live and work in the Northeast, but have developed connections and worked with agents in 8 other states across the US (none in NY yet - sorry) - some good and some bad. You can leverage an expert in your current local area to find a great agent in NY. Good luck in your search! Stacey

If you're buying a home in New York, get a Realtor in New York. If you're selling your own house in another state, call a Realtor in your state.
