Beth...The effective property tax rate for commercial properties is three times the rate for residential properties. Even if you could change your property from residential to commercial, which is doubtful, you might end up paying more in taxes than what you would save on the cost of installing solar.

I think that the city and or county of Denver would determine your zoning issue.

Contact city who would zone the property as commercial.

I would say that it depends on who you rent it too...if you rent it and it is run as a commercial property then I would think so, but I would recommend you speak to a real estate attorney to be sure.
