What are the market conditions in Orinda? We have a 3000-plus sq. ft home built in 2000, with high-end

upgrades. We're thinking about moving back home. We bought it not too long ago, and in a down market it might be better to hold until the market recovers??

A really good questions and there are so many answers. Here are some current statistics/facts on the Orinda market.

There are currently 24 properties listed in Orinda, 11 pending (in escrow) and 58 sales in the last six months (since August 1st). We are still waiting for the December statistics; however, as of November homes were taking between 60 - 90 days to sell.

Orinda is a high demand area with great schools so those are pluses for you. Attempting to be specific it would be helpful to know if you have equity in the property, what your timing and specific needs are. A Realtor would be glad to assist you with your question to do a complete analysis on your situation.

Many people forget to consider that while home prices in Orinda have declined a small percentage, most areas in California and the U.S. in general have declined by an even greater percentage. So, depending on where you will be moving to, you could actually make a greater profit now than you would have made back before the recession began. Sure you will be getting less for your current home now, but you will also be spending less on your next home. Without more details on where you plan to move, I can't give you exact statistics, but I think I have given you an idea of your probable situation.

As Pam points out, Orinda is highly desirable area and inventory is relatively low. Your best bet is to interview at least three local Realtors to give you a comparative market analyss on your home. Make sure you ask them for specific market strategies that they will use to get your home sold in this market.

By the way, median price is +15% year to date Nov '06 to Nov '07. Price per square foot is +21%. Properly priced and properly marketed, you home should sell within 60 days. Good luck! The market is not as bad as the media says it is!

The Lamorinda market is still very good, particularly for the higher-end homes. Give us a call if you'd like a market evaluation of your home. That way you'll know if you can recoup your costs if you choose to sell now, or whether you should hold onto the home for a couple of years.

Very difficult question without some specifics. You need a complete Market Analysis of your neighborhood to start with. You need to know with some certainty what the $/ sq. ft. of the pending market for your neighborhood is. That will give you a good idea of what your home will sell for fairly quickly. Will this price pay off your 1st and or 2nd? Are you willing to take a financial "hit" now in order to have cash in hand to move 'back home"? You stated you bought "not too long ago". Is this years or months? Do you have the financial horsepower to rent out your Orinda home and still move back home and buy there? If move home and rent until the market improves to sell your Orinda home the prices at "home" will also probably be higher. The market most likely will not "recover" for at least another 12 - 18 months due to current inventory. Perhaps your existing home is unique and quite special and will draw a great offer even in this market or perhaps although nicely upgraded it is very similar to many other properties already on the market. at a price you will not accept. All of these are considerations you need to look at prior to making a decision to sell or hold. It depends on your need to move. If you are being relocated, then you really have no choice. But by the sounds of your description, your home sounds very desirable and it should not matter when you list your home for sale. As you probably know, Lamorinda is a very desirable area to live in. With the state's top rated school district and close proximity to everything, demand is still strong in the area. I have been selling brand new homes in Lafayette the last year and half (prices in the $2.5M and up) and haven't been affected by this "slow down." If your property is priced well and shows well (which I am sure it does), then you should have no problem selling it, no matter what is going on in the surrounding areas. In addition to the new homes in Lafayette, we sold three new homes in Orinda off of Moraga Way a few years back and had little difficulty selling those. We have another home coming on in April and have had numerous inquiries from relocation agents as well as people sitting and waiting for that perfect home to come on the market. New(er) construction, great schools, and neighborhoods sell, no matter what is going on the market. Yes, you have buyers that sit and wait, but you also have buyers that know what they want and will buy on the whim, if it meets there needs.

Orinda is one of the top area to live in. Last six months more than 50% listed homes were sold. It has one of the best schools in the states.
