Hi Dt,

The best way to tell if the property is priced correctly would be to look at recent comparable sales in the same geographical area of sold properties similar to the one listed for sale, i.e. number of bedrooms / bathrooms & approximate square footage. I took a quick look at recent comparable sales in the 90746 zip code for properties with 3 bedrooms / 2 bathrooms and 1200-1600 square feet, and the majority have sold for approximately $330,000.00 to $350,000.00, with a few of them priced under $300,000.00. Judging from this and without actually looking at the condition of the actual property itself, it would appear that this property seems to be priced competitively for the market.

Although the address is not disclosed on Trulia, I have done a little research and found that the address of this property is 525 E. Moorehaven Drive, and it is currently listed on the MLS as a pending sale as of 3/11/09, meaning it has an accepted offer and is currently in escrow.

There are several other properties available in the same area with similar size and bedroom/bathroom number.
