I show 172 homes have been on the market in the past year, Out of that only 36 sold, 2 are under contract and 46 are currently active. That means an average of 3.2 homes sell per month and you have almost a 15 month supply of homes on the market. The average number of days on market for those that actually sold was 91 days, however the average days on market for the homes curently on the market is 137, the average for the homes under contract are 157 for those that are contingent and 115 for those that are pending. The homes that have expired have been on the market for 139 days and the ones that went inactive were at 170 days on market.
Now when we really look at the figures, we narrow that down in many ways (what type of home, price range, etc) and we also widen the base since many people don't look for a home in foristell, they look for a home in that area of St Charles county or in that school district. The most important factor though is how to take a home and make it one of the ones that sells in 91 days rather than one that languishes on the market. I sold my last 2 listings in a month, the one before that in 48 hours. It takes pricing a home correctly for the market, and really working with your Realtor to make your home "POP" when people walk in the door so they say "WOW" I want this one, rather than the one down the street. You need to set a home up to sell, not just to be on the market, which means you have to be better than all your competition to win the buyer.
