There is no way for buyers to know what is a good buy without a CMA....................meaning comparable of sold in the area of subject property.
You will need an honest agent to give to you all the real sold ones and not just the high price sold ones and then get an average of all of the sold.
Plus it all depends on where the area is and how the condition of the property is.plus and minus from the average and how much you want to spend and pay.
