Address: 1745 Silvermere ct, duluth, 30097. This house shows up as foreclosed REO owned for 470k, but it never got listed in MLS. Did it go under contract prior to getting listed? What is the closing date on this one.

Hi Aparna,

Actually this property was listed in GaMLS on 10/27/2008 and was on market for 4 days before the property went under contract. It was listed at $470,450 and sold for $450,000 on 12/9/2008. There are two mls systems used in Georgia. There is Georgia MLS and First MLS, in some cases the properties are not listed in both mls systems if the agent that has the listing is not a member of both mls systems. However this property was listed in GaMLS. Thanks

This property sold on 12/7/08 for 450K. Aurora loan services was the "bank" on it.
You are correct. The property was never listed, but there is really no way of knowing how it was marketed.

It could have been sold at Auction, but in a bundle by investors, bought by a neighbor and so on and so forth.

It looks like there was a very large down payment made - nearly 50%.

It does look like someone got a pretty good deal on it - but there's also no way to know what kind of condition the property was in at time of purchase.
