Alexandra Ru…, Home Buyer in Memphis, TN

Finding similar styles for a lower price.

Asked by Alexandra Rushing, Memphis, TN Mon Feb 2, 2009

I really like the style of this house but only have about $130,000 to spend...do you know of a smaller version of this style house...or can you get a house built that is similar to this style for about $130,000. If so where would I start? How would I find a builder? Is there a place online to look? Thanks! (sorry I am a first time home buyer and don't know much about buying a house yet)

Dear Alexandra,

I don't know about finding you the exact same floor plan - but I am sure we could find you something that you can be proud of. The building cost are at an all time high, so right now building might not be the most advantageous. HOWEVER, since the inventory for unsold homes is also at a high.....you are in luck.

As Suzanne advised - find you an experienced agent to represent you as your buyer's agent. Let him/her know what your objective is and they will help you through the process.

Let me know if you have any questions or concerns. Would love to show you how I can make a difference in your life.

Alexandra,

Some of the newer subdivisions in Cordova or unincorporated Shelby County will have homes similar to the one you are inquiring about in your price range. Of course they will be smaller and usually on a smaller lot.

The first place to start would be to hire a buyer's agent. This is a real estate agent who will represent you in your home purchase, usually at no cost to you. Real estate agents know the areas, the builders, and what is a good value for homes. The agent will negotiate for you and represent your interests. Being a first time home buyer it is critical that you have someone on your side to walk with you through the process.

It's a great time to be a homebuyer! Please let me know if you have any other questions.
