I did not give you the thumbs down but I did think your comment was sarcastic. I think you may have received the TDs because you were discussing commissions in a way that could be construed as price fixing. I also don't think that Elizabeth was quoting a 50% co-broke. I have known many Realtors that reduce their commission by a full % if they work both ends.

Find out what the norm is in your area and possibly offer a half percent more because that agent will be working with someone who is not experienced in handling all of the issues efficiently. Why are you selling your home FSBO?

Not sure why I got 2 thumbs down when I basically said hte same things as Ruth and Mary, but wanted to clarify that I was not being sarcastic when I said, 'Seriously? Wow." because the typical co-op commission is so different here in Chicago. I meant the "wow" as a WOW.

Hi Sue, Commission rates vary depending upon your local.............check with a local real estate professional to find out what would be a proper incentive in your marketplace. Good luck!

Sue, commissions vary by area and are negotiable. Check with a few local brokerages and see if they would work with you in setting a competitive cooperating commission for where you live.

Cindy, 4% typical? Seriously? Wow.

I would recommend paying them between 3 and 4% because they will pretty much handle the whole deal for both parties.

Brokers are not really allowed to suggest a standard rate, what I would do however is advertise the home in the following manner: Brokers welcome, Co Op % negotiable.

Or better yet start interviewing agents in your area and list the home.
