JUST MAKE SURE THAT WHO EVER LIST THE UNIT FOR YOU, CAN ACTUALLY DO ENOUGH MARKETING WORLD WIDE. THESE CONDOS DO NOT SELL TO LOCAL MARKET, PLACING A LISTING ON THE MLS IS JUST NOT ENOUGH IN THIS MARKET, NOT FOR THE HIGH END PROPERTIES. MAKE SURE THE REALTOR WORKS WITH AN INTERNATIONAL COMPANY , LISTING SHOULD BE ADVERTISE IN FEW LANGUAGES , PHONE APPS, UPSCALE MARKET PUBLICATIONS , LOCAL NEIGHBORHOODS PUBLICATIONS, I.E. NY CERTAIN NEIGHBORHOODS, THE MORE EXPOSURE THE BETTER ,

did you ever sell this unit? Time is tough for sellers these days. I just read that 50% of sales were in forelosures with cash. That's been my experience in the market for the last year and continue to be so. And, most of these cash buyers always want low & dirty pricing. However, that being said, Ocean 3 is a beautiful building on the ocean and Sunny Isles is highly desirable, so I'm sure your unit will appeal to most buyers, as long as it's priced right.

There are many "best" ways to accomplish your goal. The market has softened considerably in the past 24 months, so pricing is a major factor. Selling a condo in today's market takes a great deal of marketing, market knowledge and patience. Do some research to see which Realtors have sold units in the building and ask them to do a listing presentation for you.
Remember that aggressive marketing involves pricing, which means it will not all be up to the Realtor, but the home seller has a huge part in it as well.
