The BRAC has already begun but it is starting slowly. We had a meeting recently and were told that around this time next year (2008), there should be about 200 people a week coming into Ft. Meade. Between our blog and our website, we have been attracting military folks that are planning on coming into the area and they are telling us that it is for BRAC. We have helped 2 military families in the last week relocate to Maryland. The BRAC will effect the housing market in this area most likely through 2014 or so. In addition to the military families that will be moving in, there will be defense contractor positions. Many of these will move from Northern VA so these people may choose to keep their homes and commute, but I would think that would get old for others and they will want to move closer as well. Pretty soon we expect that between demand from people moving in as well as pent up demand by buyers who are not buying now (thinking the prices are going to go down even more), we feel that this should help our house values and strengthen the housing market tremendously in this area.
