Best way to get Home SELLER Leads?

I own a family run business in Rhode Island so I am not in competition with 95 % of you.

I am looking to find out what you do/use that creates the most bang for the buck.

Do you use a lead generation company? If yes, who?
What is your conversion rate?

What other techniques are you using?

There's a ton of ways to generate seller leads. Here's my top ways:
- Drive traffic to lead capture page with postcards
- Send sellers to lead capture page with google adwords and facebook ads
- Send sellers to lead capture page with craigslist ads and yelp

My landing page is through http://boldleads.com which comes with the training that taught me how to drive the traffic. I'm getting 3-5 seller leads a day now, and more on weekends. If I call them right away, I convert 1 out of 10 to a listing appointment with the scripts from the site.

Hi Tom, I use them too - works well in my area. Averaging 3-4 leads a day.

Me thinks that Tom exists to promote BoldLeads. Let's see, new profile, with no recommends, no bio, no links to social media accounts but 7 answers to questions in regards to generating leads and all 7 saying different versions of the same thing.

It's cool Tom. I like the aggressive approach. Especially with the site creating an aura of scarcity. Just so you know though, I filled out the form on the front page and it just reloaded. Didn't tell me anything about availability.

BE AWARE ON THE SELLER LEADS . I have been using trulia for around 18 months. I had 3 accounts (MY TEAM MEMBERS)under them for the buyer side. Spend 3-5k over all. I got all my money back right away AND MORE. Now. on the seller leads I sign up for a monthly try out. So far 90% are bogus leads .THEY DO NOT OWN THE HOME THEY ARE RENTERS!!!!!!!!!! I point to Trulia that the concept is great but need better filters so we don't get trash. I ask them if they can cancel my plan until is ready for sure. AE respond: WE GIVE YOU WHAT YOU ASK FOR 16 LEADS A MONTH REGARDLESS WHAT THEY ARE ....4 REAL???????? SO PLEASE BE AWARE OF THIS SCAM! I don't think they understood me that i said I would be happy to revisit once is ready. THEY INSTEAD JUST WANT MY MONEY AND NOT MY RELATIONSHIP. Hopefully someone in upper management will read this post and will have a better judgment on how to treat there customers. AS FAR I KNOW THEY NEED CLIENTS TO MAKE PAYROLL

I am pretty sure you're not in competition with me!!! But, even if you were in my market, you and I would not likely be competing most of the time. The reason is HOW I get my leads, of all sorts. Through my sphere of influence.

I get some leads from this site, my blogs, other web sites, open houses, general marketing like direct mail, door knocking or cold calling... but all of that combined only gives me about 25% of my business. The rest is direct referral from people that know me - either personally or professionally, and this includes agent referrals. These "leads" come without competition. And, they trust me completely and we have a much better relationship from the very beginning. As a result, they are more likely to refer business to me, and the cycle continues. It's a beautiful thing.

Get active in your community, meet more people - it will make a difference.

I never pay for leads, I will pay a referral fee, and a healthy one at that.
