Christina, Home Buyer in Washington, DC

How do I go about purchasing a Home in Atlanta when I live in Washington, DC?

I'll be relocating and want to purchasebefore I get there. I have already been down a few times and I already have a listing of homes that I want to look at but I need some guidance on some of the programs that are offered like The Georgia Dream, The Georgia tax credit and any first time homebuyer programs that are available,esp. ones that offer downpayment assistance.

I'm also looking for a real estate agent and lender that is familiar with the FHA loan process and all the programs that Georgia has to offer...

My credit score is not what you would call poor but it's not perfect either, I don't have any sizeable debt other than my car note and student loan all my credit cards are at 0 and i have nothing on my credit report in collections or late. Together we have assisted and closed Buyers like youself as recently as last week using some of the very programs that you are inquiring about ( DPA's, GA. Dream etc.) additionally there are programs still available for credit challenged.

But first things first, lets see where your stand currently, then lets look at your time frame for relocating.

Congratulations on your transfer. Atlanta is an exciting city that will provide you with a change in scenary and some different attractions to visit.

The Georgia Dream Loan has a Down Payment Assistance Program currently providing qualified home buyers with a $14,000 Down Payment Assistance. If you own the home for 5.5 years then you do not repay the $14,000. If you own the home for less than 5.5 year then a portion of the $14,000 is owed at closing. The portion is determined by how many years you owned the home. For instance, own the home for a 1.5 years and you will repay the $14,000 less 20%. Make sense?

The City of Atlanta just announced an unbelievable Down Payment Assistance program that is as much as 30% down payment assistance. That's right, 30%!

The Georgia Tax Credit is still being reviewed; however, it is a $3600 tax credit which would be credited over a few years. There is a Federal Tax Credit of $8000 for first time homebuyers who make less than $75,000.

If you purchase a HUD home and you do an FHA loan then you only need to place $100 down.

Most lenders now require a minimum credit score of 620 for FHA. Wells Fargo requires a minimum score of 600 for FHA. I have an excellent Wells Fargo lender that I would be more than happy to refer to you. Wells Fargo is an approved lender for the Georgia Dream Program... not all lenders are. My lender is currently offering a 1% Rate Buy Down for FREE.

FHA is an excellent loan program. It would be my pleasure to consult with you regarding your real estate needs. My goal is to educate my clients to create well informed home buyers. You're lucky in that there are so many programs being offered for home buyers in Georgia! Beginning on April 1, 2009, the Georgia Department of Community Affairs is offering $14,000 to purchasers of foreclosed properties for down payment assistance AND repairs!!! In addition, if you purchase a HUD home with an FHA mortgage, then your required down payment is only $100....so $13,900 can go towards home repairs and renovations!!! It's a great time to purchase a home in Atlanta.
