The Georgia Dream Loan has a Down Payment Assistance Program currently providing qualified home buyers with a $14,000 Down Payment Assistance. If you own the home for 5.5 years then you do not repay the $14,000. If you own the home for less than 5.5 year then a portion of the $14,000 is owed at closing. The portion is determined by how many years you owned the home. For instance, own the home for a 1.5 years and you will repay the $14,000 less 20%. Make sense?
The City of Atlanta just announced an unbelievable Down Payment Assistance program that is as much as 30% down payment assistance. That's right, 30%!
The Georgia Tax Credit is still being reviewed; however, it is a $3600 tax credit which would be credited over a few years. There is a Federal Tax Credit of $8000 for first time homebuyers who make less than $75,000.
If you purchase a HUD home and you do an FHA loan then you only need to place $100 down.
Most lenders now require a minimum credit score of 620 for FHA. Wells Fargo requires a minimum score of 600 for FHA. I have an excellent Wells Fargo lender that I would be more than happy to refer to you. Wells Fargo is an approved lender for the Georgia Dream Program... not all lenders are. My lender is currently offering a 1% Rate Buy Down for FREE.
