I'm not sure if there is a "best" but there is a company that happens to be out of AZ that may help you see the differences in the loans you are considering. Most of it is free, it's worth a look.

It depends where in the country you are. There is no general "best" nor "cheapest". You have to understand the variables, and these variables have a time value associated with them that can determine whether a property with certain financing is less or more than another.
Define what YOU want first, and how long you plan on owning such a property. Then use that as a basis to get the:
1) lowest interest rate
2) Least amount of fees
3) Easiest options to get out if you sell

Wow great question. Best to ask your Buyer Agent. If you are looking at new homes or planning to build a good Buyer's Agent will have some great advice for you in your area. Things you might do are pulling your own credit or have a lender do that for you. You will want to get what is called a tri-merge credit report. The middle score is what banks go by. I don’t like my clients to shop online for a loan; usually the things that are too good to be true are to good to be true. Also they typically have hidden fees that are tucked back into the loan. A lot of people just ask for rate. I was in the lending industry and I could quote you any rate I wanted and beat the competitor. It is not just rate it is total cost of the loan. Ask for a good faith and compare. Keep in mind that this is a for-profit business and the best deal is not just $$ saved but getting it closed on time and having a good experience. Best thing to do is just get a Buyer’s Agent…they don’t cost you anything and you get the benefit of an expert. .
