Res, Home Buyer in Avondale Estates, GA

Is this house way overpriced or are Earth Craft upgrades very expensive?

Asked by Res, Avondale Estates, GA Sun Apr 26, 2009

This house has doubled in price since its renovation but only added a one-half bath! Very unique & special house, but what are they thinking? Please explain.

They're thinking that if they say Earth Craft that they can sucker a buyer. Anyone can wrap any kind of nonsense label on anything, if you can be convinced something is "new, improved, redesigned....." then you will be asked to pay a premioum. Same for all of this "green" nonsense, "free range chicken" and any of the millions of contradictory info pouring out of the medical field. The world pollutes, not just the US; free range chickens still end up as nuggets and eating/drinking anything in excess will kill you.

That house is well overpriced - let them spend their green carrying it until they decide to price it correctly.

This property is within a mile of my office. The price is aggressive, but it is a rather unique, charming home.

Hey Res, I'm right there with you. We are not in the type of market to justify a price like this after just a few years and a half bath addition. This home is overpriced. It's been listed since August of 2008 - nearly a year. That's clear evidence of an overpriced listing. There's also no evidence of any offers ever being received. The owners refinanced for $628k in 2004. I assume they owe somewhere around $580k - $600k.

It's a great looking house - inside and out, but it's still a 3 bedroom, 2.5 bath home.

Shoot me an email if you'd like to see this home or any others in the area. I'm an Accredited Buyer Representative - fewer than 3% of Realtors nationwide achieve this designation. I can help you out in your quest for a new home.
