I've inherited a home in Hunters Run in Boynton Beach - the Villas of Northwood.

I want to know how to value it and I'm wondering if I have to rehab it in order to sell it?

Jeff, the answer below is correct. I would also suggest a couple of other things you may want to consider.

A. You need to get with your tax professional NOW. If you do not have a CPA, I can refer you to someone that will give you a phone consultation for FREE to tell you what needs to be done. They will know how to structure this asset in a manner that will yield you the lowest net tax consequences.

B. If you need to rehab the house and are going to need a loan to pay for the rehab, DON'T START ANY WORK BEFORE THE FINANCING IS ARRANGED. People don't know that can be a problem so just be aware.

There is a difference in 'value' and what your house will sell for. This is a big misunderstanding in todays market where there are many homes available to pick from, and few buyers.

To know the ARV (After Repair Value) you need to talk to an agent who knows your area and can do the ARV estimate to know if that will be worth it, you need to talk to an agent who can provide this information for you.

A CMA (Comparative Market Analysis) would have to be done. This will let you know what currently in the market and what sold in the past year. This info. should help in determining sale price. I would be glad to preview your property and give you my professional opinion.

The last sale that we had in the Villas of Northwoods was in the low $300's.......The only way to come up with a realistic price would be to examine the home for it's plusses......location is also an important factor..

If, you are interested in selling the property. I would suggest a CMA to determine the Market Price (setting the a competive price is key in this market, Staging the Property to make it look it's best, Virtual Tour for On-Line and Direct E-mail Marketing, and a Competive Commission for the Buyers Agent to ensure many showings with alot of Pre-Qualified Buyers viewing your Property and hopefully many Offers for Highest and Best (QUICK) SALE!!!! I may be interested in purchasing your property. I already have family in the complex. If you can avoid listing with broker, you could save money avoiding a commission. Also, I am a CPA and might be able to answer some of your questions. BTW, no need to rehab. I would wnat to chose my own decor.

I will be happy to work up comps after I get the address so you can know market value. But today's buyers are looking for STEALS, beyond bargains. Re doing repair, be specific about what repairs. You might want an inspection... can give you the name of an excellent inspector if you wish. You COULD be best off NOT to repair but to present an inspection report to a buyer who wants a fixer upper or an investor who wants one. I know Hunters Run... have friends there... great community. You have no obligation to me if I do the comps, but I would like to see the property and talk to you about listing it. With a realistic price and realistic understanding of today's market, it can be sold quickly. I sold a house two weeks ago after 62 days on the market... got 3 bids... endless showings... but that owner was REALISTIC and the price was low. Buyer is very happy, and in fact I'm doing the mortgage for the buyer. It closes in two weeks and the seller is thrilled... he won't be paying two mortgages.
