what are the best properties close to belmont between 100,000 and 160,000? would like 3 b/r, 2 ba within 5 mi?

Currently, you have 67 options within a five mile radius of Belmont's campus. The campus is centered to the city relatively well; so, you'll have options but not all are 3 BR/2 BA. First let me give you the numbers of ALL the properties.

17 single family homes are available at that price. The remainder are condos. On single home side, you have options in Area 3 near Charlotte and in Area 2 in the Music Row/Edgehill area. The condos include local favorites like BeechTree, The Park at Melrose and several Villager properties.

Geographically, your options closest to Belmont are (1) a condo at the Albemarle which is ALMOST ON campus with 500 sq ft; (2) a three bedroom single family home in Edgehill a short biking distance; and (3) two condos at The Villager in Hillsboro Village.

If you must have a three bedroom/two bath residence, no condos meet the requirements, however eight homes do. Two of them currently are under contract; so, that leaves six options. One is near the Fairgrounds, one is near Music Row and the other four are in the area off of Charlotte.

The good news is you have options at your price point. It's just a matter of what you are willing to give-on to get the perfect place for you.

Stephanie is 100% correct. The Nations area is an emerging little gem in Nashville. It's the area off Charlotte I mentioned. Clay is correct that Row at Berry Hill could be the perfect solution; however, you need to be aware of the statistics at that development. None of The Row at Berry Hill have hit the RESALE market since their original closing. When they sold as new, the average sale price was $171,000, $11K above your requested zone. There was one that did sell at below $160K in the original sales. For example, if that one hit the market, you could expect the price to be back at the $171K+ average with appreciation.

Depending on what your timeline is, you may want to keep an eye on the The Row at Berry Hill. It is a 1-2 year old townhome development that meets all you criteria and has low fees. Only problem is there are none currently for sale. I think they are a good value and reasonably priced for an affordable 3 bedroom floorplan in a convenient location.

Brian has given you a fantastic start. Park at Melrose (an almost brand new condo development) has been an enjoyable option for many folks staying close to campus - but wanting more space. Older condo developments can get you a bit closer. If your request for the full three bedrooms and two bathrooms is stronger than your target of a five mile radius, you have a select few to choose from 15 minutes further out, and many more 30 minutes out (leaving out a few rough properties that would need total renovations).

Is it the space and convenience for you? versus a house and yard?

You might consider a fixer-upper in the Charlotte Park or Nations. You could also buy a nice property in the Woodbine/Glencliff area though that's a tad over 5 miles. Check out 2906 Dobbs - just one bath, but a cute place and super-convenient to town.
