Jb, Home Buyer in Vermont/Florida

Given todays' market and current ownership, what is the lowest, no haggle, prIce? I do not have another home

I would need to sell prior to closing but I would wish to finance the purchase at a very agreeable rate with a resonable amount of cash down. I would consider this property to be in a distressed catagory. I will be in ATL until Sunday AM. My wifi connection may not be forwarding email in this area due to a switchover between Verizon and Fairpoint Communications and a resulting glitch which may not be resolved for several more days. I may not be able to receive your reply or respond until I return to New England. This home was referred to me by a relative that lives in the neighborhood. I am not represented by any Realtor.

If you need to sell your existing home first then that needs to be the priority.

I would go very slowly on buying in this area, the number of new homes sitting, developments that are home to nothing but weeds and values dropping like stones are cause for concern. While I'm a broker, I'm also a certified appraiser and we've been very busy in the outlying counties, including here, where the bottom has fallen out. There's more coming as well as owners trying to refiance are having problems with values - this isn't over.

Get your home sold then you become viable -

This home was built by Sharon McSwain which is a local home builder in the Douglasville, Villa Rica area. The quality of work is usually average in comparison to other home builders. This home appears to be better made than some I have seen by that particular builder. As far as the no haggle price, I could call the previous listing agent and ask since I have done deals with him in the past and have a good relationship. It sounds like you do have a home to sell before you can purchase the home. Rates are very low so an agreeable rate should not be a problem. This home was a new construction listing which expired February of 2008. It is not showing currently listed; however, there are no sales record for the property either so chances are it is still available or it is being foreclosed.

You are not going to get the best deal when you have a home to sell especially when the home is in Florida which has been harder hit then Georgia.

I would recommend you place your home in Florida on the market, get a contract, and then lets go get you an incredible deal.

First of all I'm not sure if you are saying you do or don't have a home to sell before you purchase.

Making an offer on a home with a contingency of sale will make your offer weak compared to a non-contingent offer.

With regards to the lowest no haggle price this is a case by case scenario based on the owners position and the sales data for the area of the home.
