I have a 1300 sq foot home with pool on a cul de sac that I am trying to rehab. I have a problem with the positioning of the home. The house is turned away from the street making only the garage visible from the street. Besides new grass, nice trees,a fountain and some Tuscan wrought iron accents on the garage what ele should I do for Curb appeal? The house has all top end things in it like hardwood floors, granite, stainless appliances, and the back has a fantastic pool and spa with cascading waterfalls... How can I make the front a representation of whats inside? Any ideas?

Hi Tmg,

If your garage is the main focus point, is there a separation between the garage doors where you can put a large pot(s) with a small flowering tree or dark green foliage of some kind? Definitely add flowers to the walkway, specifically drawing your eye away from the garage doors to the entrance (guide them in with color before they ever even walk up to the door)

Bark mulch all your beds with dark mulch and bright colored flowers(red, purples, yellows), it will look fresh, lush and inviting, especially if you break up the monotony of the garage doors with large pots.
They'll forget the garage was the first thing they saw and be excited to go on the rest of the journey :)

Tmg, the house sounds gorgeous! Unfortunately I can't relocate there but you have quite a looker on your hands. Since only the garage is visible from the street it is even more important to spruce that part up as much as possible. I agree with Pam, you should add some color to the front. Don't just stick with the manicured lawn and the beautiful tough of Tuscan accents on the garage, try planting some colorful flowers and trees. Design a little flowerbed or even a bonsai tree circle, be creative! You have everything going for your home, the sky is the limit.

You have probably already considered this but make sure that you have the flyer boxes outside on your for sale sign so that passerbys can take a look at the interior of the property's photos and the information you list. One thing that I find siimple but rarely done is that the flyer box rarely has anything in it. So if you live there make sure to check the box every two or three days to replenish if necessary. If you live nearby check at least once a week or if you have an agent representing you make sure that s/he makes sure there is a plentiful supply for potential buyers. Best of luck!

I think what you are asking for is what you should do so that when people drive by your house, they will have a 'Wow' first impression just like the inside of your house once they go inside.

Well all the other suggestions are great. Depend on how the lot is shaped and located on the cul de sac, perhaps you can put some nice decorative picket (or in your case, wrought iron) fence around the front of the lot (talking about the garage side now), nice landscape with small, colorful trees, such as cherry tree to frame the garage side and trellis on top of the garage with green, flowering vines to soften it and spruce it up. Make the front echo the cascading waterfalls and the pool you have in the back.

An addrss website with gorgeous pictures and virtual tour. Those flyers with great pictures and references to the sites help also

I have a property like that and I am able to get tons of people through by that, tons of internet ads work also.

Tmg, The house does soud wonderful. Make sure your agent has a visual tour, and that the visual tour address on the internet is listed on the sign rider and on the flyers. Make sure that your agent uses the maximum number of pictures in the MLS, and shows them on the flyer. On the MLS, make certain that the agent uses discriptive words under the photos. Not the typical and mundane "kitchen" "living room" etc., but descriptions of details you may not be able to tell from a picture- i.e.- new Thermador gourmet 6 burner range.... I have sold properties over the internet from discriptions and details I listed. Also, make sure that the agent uses the available space (in our MLS it is the "supplement" area- to paint a word picture of the property. You never know WHAT will strike a nerve with someone shopping on the internet. While there may be a picture of the entrance monument, the caption under the photo might read "only 4 blocks from Starbucks. Imagine the convenience of enjoying Starbucks on a lazy Saturday morning in your new neighborhood!" That has sold a home for me! Your buyer may not even see the garage as the first impression- their first impression, and offer, may come from the internet! See to it that the agent you choose markets on numerous internet sights- as different ones pick up different details. I use a source that puts my listings on 20-30 different websites. Statistics prove that 79-82% of buyers come from the internet in today's market! Make use of that!

Like Ellen said- keeping attractive flyers in the box at the curb is very important. I use not only flyers, but a sign rider that has my 800 "call capture" number which gives 24/7 info. The moment a buyer calls about the property their phone number comes into my e-mail on my phone. I can then call the buyer and see if they need more info, or would like a showing!

It is the marketing "tricks" that will get buyers INTO your home, which is how it will not only get interest, but perhaps multiple offers on your property.

The thing to remember in Temecula or anywhere you have to have people coming to see the home that you are trying to sell. This is usually a good thing.
If the inside of the home is were the beauty lies then get the pictures of the inside of the house in all of your marketing. I like to say that curb appeal is a plus lack of clutter is a must.

Remember beauty is in the eye of the beholder. Someone may love the front of that home.

That's a tough one. Since the orientation is with the garage visable from the street I would suggest attractive colorful landscaping....purple vines. Also, is it posible to have a paned window in the garage for more curb appeal.
