My taxes went up about 80% this year. The reason, according to the county appraiser, is that when a home

changes value, they can tax at market value...prior to that, they were limited to 3% increase each year by law (possibly 0% because previous owner was elderly). End result: I buy a house thinking the property taxes are $1000 a year, but next year I pay $1800. This should be something realtors and people are made more aware of. Its a tough pill for me to swallow.

Tod, I see you are in NY, but asking about 87047. Here is an answer specific to Bernalillo County. The NM state legislature just passed a law this past session requiring new home buyers to be informed - HB 261: Disclosure of Property Taxes. The bill requires the seller or seller’s broker to obtain a written estimate of future property taxes from the County Assessor and that a buyer acknowledge receipt of the disclosure. You can protest, but need to submit this form by May 1: http://www.bernco.gov/live/forms.asp?category_id=Assessor
You can also try Doube Eagle Property Tax Consultants (505-883-1414) - they charge 35% of tax savings and (nothing if they do not save you anything) to protest for you! Hi Tod,
What county in Sandia Park are you located? That makes a big difference. In Sandia Park there is Sandoval and Bernalillo County depending on your exact location. Sandoval does there assessment every odd year, so 2013 is their latest. If you believe it is wrong then you can always protest.

That's happening a lot in South Carolina, also, since the Point of Sale reassessment went into effect last year. The buyers that feel the pain the most are the ones who buy a home from sellers who've owned it for many years. I have one of those listings now -- the sellers bought it in 1982. The increase in taxes for the buyers is going to be hefty. And I will second David's comment, your Realtor® should have said something, just in case that for you it would have been a deal breaker.

Your agent should have made you aware of this, I have people ask me all the time what are the taxes for a property and always state what the taxes could be, not what they are. The problem is on the mls it lists what the current taxes are, not the estimated taxes once the property changes hands.
