Well, there are lots of pitfalls for a potential seller. Overpricing and under-marketing are usually the big two. Not having a home in tip top shape is a deal breaker right now. Neutralizing is important.

Pricing is the most important one. Another is selecting your representative based upon what the charge instead of looking at the value they bring to the table. There are various others, but those are the two that I see most.

Pricing a home too high in the beginning is a big mistake. When a home gets "stale" on the market, it makes it harder to sell. The buyers think something is wrong with it they cannot see...
