Communities & Neighborhoods in Los Feliz, CA

I am looking to move to Los Feliz, CA from NYC. I see there are several communities, associations... What are their pluses and minuses? What areas are where? Where can I find their boundaries?

You've received a number of great answers here. The style of home you prefer, price range, views and lifestyle among other factors will determine the best area for you. There are several micro markets in Los Feliz and areas close by that might work excellent.

I recommend you talk to at least a couple of realtors here before deciding who you are most comfortable with. It would be a pleasure to meet you and discuss your expectations. I've helped several clients from NY find amazing places in Los Angeles...

Laughlin Park is a gated portion of the properties between Franklin Ave and Los Feliz Blv, from Laughlin to Normandie.

Franklin Square is a term I haven't hear of, although I assume it refers to the village area of Los Feliz. Probably from Los Feliz Blvd down to Sunset Blvd, and from Vermont to Hillhurst. Franklin runs through the middle of this square area. Some of the homes in the village are fabulous as well and provide you with some of the best shops and eateries within a few steps from your home.

Where is Laughlin Park and Franklin Square?

Hey Sofia,

Jeff said it best below. Depending on what type of lifesyle fits you best, Los Feliz has many great options. There is also a gated community named Laughlin Park which has some of the most expensive homes in the area.

Hi there Sofia, thanks for your question. Los Feliz is actually a fairly small neighborhood, but there are a few different parts of it, yes. Above Los Feliz Blvd is where the largest homes are, Los Feliz village is just south of here, mostly between Vermont and Hillhurst Ave. To the east of the village is Franklin Hills which borders Silverlake. This area has stunning views but generally smaller lots and houses that above the blvd. Lastly, there is the area directly across the 5 freeway to the east, which is called Atwater Village. This is a bit different in that the prices are much more affordable and it is a flat, non-hilly area with mostly smaller single family homes. There are some great condo alternatives to be found here.
