Dear Phalan,

Michael and Kelli have already given you the square footage. I do agree with them that to get an accurate measurement, you need to get an agent who is good at measuring houses to measure it for you. According to the listing you found. This house is just in the early stages of foreclosure. It also looks as if the owners may not have a lot of equity to be able to deal with selling the property without going clear thru the foreclosure process that may take 6 months of more.

Let me know if I can be of any service to you. Rich Properties is a small, privately owned real estate company whose goal is to provide the best service in the real estate industry. You can check out our website at or call me a 704-541-9131.

According to the tax records, this home has 1880 square feet of heated living space and an additional 400 or so square feet of unheated space (the two car garage). For actual square footage, it is best to have a home professionally measured as part of the due diligence in the home buying process.

That home last sold in 11/2001 for $141,500. The listing agent used the tax records as reference for the square footage at that time.

If you would like more information on how to buy this home or any other home in the Charlotte area, I'm at your service.

Happy New Year,

Michael and Kelli
