Im looking at buying land in Dutchess County NY. The parcel is listed as zoned R33 what does that mean

RESIDENTIAL 33,000 sqft lot. I have 71 acres for sale in Red Hook $450,000 neg.

As mentioned, it does refer to the minimum size requirement for a buildable residential lot without going through the variance process, but there are MANY other issues that could affect it to.

I have over 13 years experience in Land & Site Development on top of my Real Estate license.I can tell you with no uncertainty that unless you are an experienced land buyer, you really should be working with a Buyers Agent who could answer this and ALL the other questions you have not even though of yet.

Forget working with the Listing Agent, they do not represent you and only want to sell the land.If you are not already represented, I'd be more than happy to assist you. If you are already working with a Buyers Agent, they should be able to address these questions and all the others that will arise.

Tread Carefully with raw land!!!

One parcel is located in the Town of Wappingers, that is the one listed as R33. I am also looking at a parcel in East Fishkill which is listed as R1 with utility Information listed as utilities:63,141??

Usually the R means it is residential property. The 33 usually designates what is the minimum lot size for that zoning. These numbers can mean very different things in different towns and cities. In some towns R40 means minumum lot size would be 40,000 sf and is generally thought of as 1 acre zoning although an acre is over 43,000 sf. The R33 could mean 2/3 acre, but I couldn't help without knowing what town the property is in. Where is the land located?
