It depends who built the house. Some spec home builders are better than others. You need to compare their work, the features, what is your view? How many feet on the water?

If you are looking for a single family home in the La Gorce area you will be looking at between 600-1k sq/ft. If you are looking to be on La Gorce Island itself then you are looking for a higher price per sq/ft because of the exclusive nature of this gated community.

Depending on what your needs are there are some REALLY great opportunities out there on the beach and off of the beach (IE: Bay Point). Let me know if you have any additional questions. It's a GREAT GREAT time to buy waterfront property in Miami right now! Seriously!

A good price per square foot would be in the range of $500-700. That would be roughly $4M~

There are a few that are asking between $2M and $2.5M

75 to 100 per sq foot is where prices are headed. 20K new condos hitting from now until 2010. Foreclosures up the wazoo are also complicating the issue. Watch the 60 minutes video on my site for more info.
