Will be relocating to the Jax area in a few months; Looking for 4 BR, 2 BA, 2300 , under $200K, any ideas?

My wife and I, currently living in San Diego, will be relocating to the Jacksonville area in the coming months, We have family living in Palm Coast (south of Jax) that recently purchased a Maronda home and have had decent reviews of Maronda. We are looking for something with 4 or more bedrooms, 2 or more baths, and at least 2300 square feet, with somewhat of a yard, all for under $200,000. Are we being realistic, or is this something out of the ordinary? We've visited some of the larger home builders' (i.e. KB Homes, Maronda, Collins, Mercedes, Adams, Pulte, Ryland, and Engle to name a few) websites in order to get some more information. However, we were wondering if we were missing some of the others. IS the NFHBA a good place to start? If we are planning on new home construction (first time buyers), how long should we plan on waiting before we ae able to move in, etc.? Also, do the majority of these builders allow for custom additions, such as flooring or landscaping?

You received good advice from the previous answer when he said you need to consider your proximity to either NAS Jax or NS Mayport when looking at homes in Jacksonville. The "Jacksonville area" is a very large geographic area and commuting across town can take a long time. You said you have family living in Palm Coast. That is a very nice area but is pretty far south of both bases. It would be a very long commute to NS Mayport (most certainly over an hour) and a pretty long one to NAS Jax (close to an hour on good days) from there. My suggestion would be to look in Orange Park, Clay County, or West Jacksonville if you are going to work at NAS Jax and the Beaches, Arlington, or the Northside of Jax is you are going to work at NS Mayport for the shortest commutes.

I live and work in the Orange Park area and would be happy to assist you with a home search if you are interested in those areas. There are a number of affordable homes in great neighborhoods around NAS Jax that meet your criteria. You mentioned a number of builder websites but there are two others you may want to consider that were not on your list. They are Drees Homes and Monarch Homes. Both of them are building wonderful homes in a community called Two Creeks in your price range.

NFHBA is a good place to look for new construction, but you've also got a good handle on most of the builders in the area. Many builders are offering incentives such as paying most closing costs and giving buyers a few thousand dollars in upgrades they can use at the builder's design center as incentives to purchase. A lot of builders are quoting 4-6 months to get you into a new home (I just completed a sale for new construction in Doctors Inlet Reserve that was completed in four months), but you should check with each builder in each community to see what they are quoting.

Whether you are looking for new construction or resale it is important to interview Realtors and choose one you feel comfortable with and work with him/her to find your home (especially since you are relocating). They will know your needs and can more effectively search for homes that meet your criteria. If you try to do it yourself and have to visit each builder you will spend a lot of time repeating the same information to each site agent and visiting communities that may not meet your needs. Help your Realtor understand your needs and then let him/her do the legwork for you.

Their homes are amazing and they are completely flexible as far as any additions, flooring, landscaping or pretty much anything else you can think of. My wife and I are relocating from NAS Jax to NS Everett over the holiday months and will be putting our house on the market around 200K. It's 2800+sqft, brick, 3BR, 2Bth, Office, Bonus Room, fenced in large backyard, large front yard, fish pond, addition (kids play room or extend kitchen out), covered porch, deck, pet kennel, and 2 sheds. I live and work at the beaches, not far from NS Mayport. As you are aware, this is great time to buy, and I don't see the prices changing that much between now and the time you are tentatively scheduled to arrive. Distance to bases and schools will be important components for your decision; Clay County and Orange Park may be much more appealing if your orders are for NAS Jacksonville, and areas such as Arlington and the Intracoastal will be more convenient if your orders are NS Mayport.

A great school website to research is: http://www.greatschools.net, where you can compare and find top-rated schools by city. I'm sure you have already contacted the housing office on base for their local Multiple Listing Service properties, which is a good source of information as well.

Jason & Terri,

Yes, I am fairly familiar with Duval County. As I am active duty Navy (military), I will be relocating in the coming months (could be as soon as January or as late as July 2009). We would need to be within a certain distance (no more than a 45 minute drive) from either NAS Jacksonville or NS Mayport. We have been looking around, and we think that Orange Park or the southern portion of Nassau County (around the northwest area of the I-295) would be an excellent place to begin, due to pricing, ammenities (shopping, communities, etc.), and location. We do not currently have any children, but we are planning on having children in the near future, so good school districts will also be a factor. In regards to pre-existing homes, we may be interested in those, but we also would like to build on our own (my wife has a few things that are near and dear to her that she would like to have in our home). We may be interested in some of the pre-existing homes so long as they are newer (within the last five years or so), as we don't want to walk into a maintenance situation in an older home. I would also suggest that you check out DRHorton.com. They have a number communties in the Jacksonville area and are very enjoyable to work with. Jacksonville is a very large area based on the square millage, so we will need to narrow down your search by area.
