A "certified mortgage planner" is a mortgage broker who has rec'd certification from the Nat'l Association of Mortgage Planners... supposedly these are mortgage brokers who hold themselves to a higher fiduciary responsibility to their clients than an ordinary licensed mortgage broker. No state at present, to my knowledge, requires a broker to be fiduciarily responsible to their clients in the way a CPA or real estate agent is.
IMHO, mortgage planners provide little or no additional benefit to the consumer. I question the truth of the idea that they hold themselves to a higher standard than ordinary brokers. From the trade magazine, training DVDs, webinars, etc the gist of being a mortgage planner essentially boils down to learning ways to sell consumers on borrowing the maximum amount they can from their homes to "invest" elsewhere. In my personal opinion, "mortgage planning" is a gimmick to encourage you to strip your equity from your home so the "mortgage planner" earns a larger fee. In case you can't tell, I do not hold the concept of "mortgage planning" in high regard.
If you hear a mortgage broker tell you that equity "has no rate of return"... that's the mark of someone who has been buying the sales stuff from NAMP. Be cautious. Get a second opinion.
The Broker is the person who actually represents you.
The Realtor works for the Broker and is the person who you will most likely have contact with and will help youj to find a home and handle paperwork, etc.
I have no idea what a mortgage planner does.
The lender lends you the money to buy a home...
