How can I find a buyers agent (in the San Ramon area) who would specialize in Forclosure properties?

Agree with Cindi's answer. All agents will tell you that they specialize in REO proprties. Best way is when you interview an agent as for all details on how to go about buying foreclosure proprty, how many REO properties that agent has bought/sold. Once you get details, make your judgement what are claims and what is reality.

We'll all tell youn that we specialize in REOs....but in truth.....we sell it all. Your best bet is to select 2 or 3 agents.....GOOGLE us by name only...and see what you come up with. The cream will rise to the top. Good luck!

What you need to do is find an agent that is willing to work and put some effort towards helping you find a good deal. Everyone of us has access to the MLS and we all know the agents that are assigned the Bank owned properties. These listing agents are contacted by the Bank Asset Managers in advance about upcoming properties. A good agent has relationships with the listing agents and keeps tabs with them when looking for a specific property in a certain area. Once the properties are listed on the MLS everyone has access to them. A good buyers agent will work hard to find you a home. The best agents will have you get your pre-approval and financing in line before you submit the offer. The best homes go fast because everyone is looking for them. If you have a pre-approval letter,verification of the downpayment funds, a check written to the title company, you can look at a house the day it comes on the market and make your offer that same day. The toughest part about buying foreclosure houses is getting your offer accepted, before the multiple offers pour in. Don't bother looking for them...because they don't exist. There are no buyer's agents that specialize in buying REO properties in any city. The banks have relationships with listing agents and typically the listing agents don't specialize in any city, rather they cover certain counties or zip codes. If you are looking to buy bank owned homes, any active and good agent can help you and because of the market has probably gone through this before.

What you need to know as a buyer is that you are going to get a better deal (hopefully) when you are dealing with the bank rather than a private party. On the flip side, you need to be patient with the bank, the turn around and the way they like to handle things. The biggest advice I can give someone looking to buy an REO is to make sure you have your loan rate is locked for longer than you anticipate closing the deal as REOs can sometimes drag out due to the overwhelming amount of deals the banks and asset managers are having to deal with.

Good luck on your purchase, it is a very good time to get into the market if you find the right house and the right price!

Agents just need to know how to locate the better oppotunity for you. They dont have to specialize in foreclosures there is no negotiates with the bank or listing agents. Find a property works best for you.
