I own a home in mendon, vt. It's literaly on the border of killington, vt. I'm thinking of renting it out for

a year round rental. How do I price the home? It's a 4 bedroom 2.5 bath beautiful home with a gorgeous view of Pico mountain. The market is terrible and we original wanted to sell it. Hello. I looked at your website and the house does look great. I recommend talking to a local realtor to see what year round rentals are going for in the area. You may be able to also get some idea from on -line sites for rentals by brokers and by owners (think Craigslist). Unfortunatley, because I am in MA, I am not aware of the VT sites - hopefully a local agent on Trulia will chime in.

Clearly, I understand why you want a year round tenant, particularly as the property may get a bit more wear and tear if it were rented as a seasonal ski house and was crammed full of skiiers. However, this seasonal rental option may be viable and profitable one if the year round rental market is more depressed. You may just want to inquire to see what the numbers look like.

I am sure whomever you contact locally will advise you of this as well, but do check out your prospective tenants well - get references and actually call them, have a credit report pulled, have them fill out a thorough rental application and verify the information that you can.
