I have been selling in Concord Village, since they went co-op in 1980, and will be closing another sale next week.
Your sister either had the largest 1 Bedroom or 2 Bedroom. If it was in the first section it was the C or I (1Br.) H or D (2BR) In the newer section the Bor H (1BR) or C or G (2BR).

Hello, I specialize in coop and home sales full time for three years in Brooklyn. I can definitely advise that you use an agent that knows the ins and outs of dealing with a coop transaction. There are alot of details, paperwork and requirements to be met by the bank and by the coop board. Also in order to sell a coop an agent needs to understand how to explain what a coop is and how it differs from owning other types of properties.

I am sorry for your loss. Your estate attorney here should be your best friend with respect to this sale. There are certain tax ramifications, especially if this deals with money going out of state. I would consult with the estate attorney throughout the entire process of the sale to minimize any tax implications.

Before you hire a realtor to market the coop for sale I strongly advise to have an independent appraisal to determine market value. I feel using a licensed real estate professional is a good idea but the seller needs an independent appraisal to develop an unbiased opinion of value first. You'll need to select a Realtor that has excellent communcation. Fortunately if the Realtor is using the latest in trasaction technology, the actual execution of the listing and transaction should not pose a problem. If you need a local top Realtor I suggest asking the attorney, he should be a good starting point.
