How much is AVERAGE price for SFH ? Any crime ? Property appreciate in the future ?

Visit http://two4oneoforlando.com and look for:

First Time Buyer tab if you are a first time buyer

Search MLS tab, to see ALL THE HOMES for sale in the Orlando area its REAL TIME

Community Information tab, for information on communities

Also if you send your email I will send you a report with all the Listed/Pending/Sold in the area you are looking to help you with your decision, after all it is a big commitment and you need all information you can get.

As for appreciation there is more information that affects prices and today with all the opinions everywhere you can get two to agree but if you look toward the past homes have always appreciated, at times big gains at others small. We also had price adjustments just not as drastic as the past couple of years. Just remember families are being created every day, young adults see homes as a great investment, retirees, 2nd home buyers and the International crowd. With all that Central Florida / Orlando area has to offer my thoughts are we can only go up, it will just take time.

Also as for Hunters Creek I have spent a lot of time in the area showing buyers homes over the last 6 months as prices are more affordable. Also I have smaller homes for sale in the area that don't fit your criteria but because of this it gives me alot more insight.

Just remember its about the negotiation.

I am in search for Single family home....size 2500-3000 sq ft.. I have several area in mind..some of are : Hunters creek....Meadow's..and near by....Can any one tell how big is explosure about the foreclose homes and whether the market is stabilize or still reducing ? What is per sq ft price running there and how's schools ranking ? I don't mind pool etc.

Can I ask you about YOUR needs first. What kind of home are you looking for? Single Family,Townhouse or Condo. Also what size and ammenities are you interested in ( pool,bonus room etc) and What price range are you looking for.Let us know here and we can better determine. As far a crime I would suggest googling the area and checking out news and local government information.
Except for the current market,Home prices appreciate,we cannot expect the runnup we had recently but over the long run home prices do appreciate.

The average price is between 111 to 120 per sold square feet. You have a lot of choices in this market, just need to know where they are..I will be glad to help you find a home, it does not cost anything to you, because Seller pays the commission and I provide buyers rebate. I have 7 years in the business...
