Think about why you purchased the property initially. Try and tailor your marketing efforts such that those features and amenities are highlighted. There's not much you can do aboout the neighborhood, but you might try and enlist the help of your neighbors if you are comfortable with approaching them. I always send out information (sometimes door to door) to the neighbors in the chance that they may know of someone who may want to live near themselves. If the neighborhood is "not so great" as you mentioned, then it's more likely that the eventual buyer will be someone local already. If that's the case, and they are not "qualified" buyers, then I'd suggest talking with a loan officer whom you work with and brainstorm ways in which you can get a buyer into the home. In my area, we've tried 2-1 buydowns coupled with FHA financing on lower priced properties.
